CELEBRATION FRIDAY IN WEST SEATTLE

Friday was a day of celebration for my clients as I was able to hand them the keys to their dream home in West Seattle. This home is a 100 year old Craftsman in the Admiral District of West Seattle. It features an amazing view of Puget Sound and downtown Seattle. Solidly built, with the attention to detail that marks the homes of that era, it was the end of their search. Friday marked the completion of weeks/months of negotiation because this home, like so many others now, was a short sale.

These clients were previously my neighbors in the Ashburn community of Renton. We have become friends over the years and I was delighted to be able to help them accomplish their goal of selling their Ashburn condo (more on that later) and find their dream home in the West Seattle area. My role as their realtor was made easier because they knew what they were looking for, where they wanted to live and what their top dollar commitment would be. They were willing to rent for a few months knowing the process of short sales is typically slower than normal sales. Their patience was rewarded and on Friday they were able to walk into their “forever” home knowing they had gotten it for the best possible price while the interest rates remained at record lows.

What Was Your Frustration Factor Today?

What causes your frustration level to escalate? Is it a schedule that is too full? Is it that new home you are trying to buy? Or is it the short sale home you are trying to sell due to a transfer? Is it the babysitter that bailed on you? Or the car battery that chose today to give up the ghost?

My wife’s frustration factor went into the stratosphere today due to “technology issues.” She loves all the things she can do with the new gadgets – her Mac and heriPhone have made life much easier, that is WHEN they work according to her plan! Today there was a password issue. The Mac recognized the password but the iPhone stubbornly insisted it was incorrect. After 1 1/2 hrs on the phone with technical support the issue still wasn’t resolved and then the worst news was discovered! FACETIME wasn’t working on either the iPhone or the Mac! It needed the same stupid unattainable password!! That means her direct link to the youngest grandchild who lives 5 hours away had just been severed. That was the precise moment that I walked in the door. Computer Glitches

Luckily we aren’t frustrated by the same issues and I was able to calm her “slightly.” The fact that she gets to see said grandbaby in person tomorrow night helped more than my reassurances that there really are much more serious problems in the world than password issues. No, I really didn’t tell her that. First up on her agenda tomorrow is a personal visit to the Apple store where they have assured her that once they have the devices in person they will be able to fix the lack of communication between her devices and her good humor will be restored. She says she still loves her iPhone and her Mac more than she ever did her Windows based PC and appreciates the multitude of capabilities they offer. Which one do you prefer?

DOES YOUR RENTON ROOF HAVE A FEW ISSUES?

A friend recently thought he was going to have to replace his entire roof in his home in Renton WA as well as re-do the trusses due to very visible sags in his roof. Upon further investigation it was found that there had been a fire in the attic of this home which predated his ownership. Why this wasn’t noted on the inspection report at the time of purchase is up for question. I am glad that we weren’t the agents representing him at the time he purchased this home, because this was obviously missed in several reports and disclosures.

After a conference with some knowledgeable roof “guys” it was determined that the fire damage had, in fact, been repaired but not sufficiently. Over time this had resulted in visible sags to the roof.

What might have resulted in thousands of dollars of repair costs was actually able to be fixed for a mere $120 worth of materials and a day’s labor for 5 guys. The roof was very carefully jacked up in numerous spots, reinforcements put into place and PRESTO!! Nice straight lines and a roof that is good for another 9-10 years when it will need new roofing.

While this story had a happy ending and the homeowners were able to have it repaired for minimal cost it teaches some very valuable lessons. The home inspection is vitally important.
